Why is Mauritius called a Tax Haven?

Mauritius has one of the lowest tax platforms in the world. Both corporate and individual income taxes are at 15%. Offshore businesses located in Mauritius that do not do business with Mauritians nor use Mauritian currency are exempt from Mauritian taxes. Low taxes encourages business formation and appeals to retirees. Notably, there is no inheritance tax or capital gains tax in Mauritius.

How to become a resident of Mauritius?

INVEST IN REAL ESTATE – In order to obtain a Residence Permit, a foreign investor can purchase a property worth at least $375,000.
WORK –  A foreigner can also obtain an Occupation Permit, a document that combines work and residence permits.
RETIRE in Mauritius

Non-citizens of Mauritius can purchase property in the following approved zones, a PDS (property development Scheme), smart city or an apartment with a ground floor plus two levels, known as “ground plus two” (apartment block). Certain commercial property is also available to foreigners.

Can I finance my property purchase?

Most financial institutions in Mauritius offer mortgage bonds between 60% and 70% on the value of the property with the balance being funded by the investor and charge around 4.5% interest per annum.

Can I purchase off plan property?

You can, known as the “pay as you build” option, this allows for funds to be paid as your property is being built, you can also obtain residency on a 375 000USD or more purchase before your property is even finished at around 25% payment and signature of the title deed transfer.

Does Mauritius offer any protection in terms of off plan developments?

Due to good government regulations in place your investments are well protected and all funds go to the appointed notary’s trust account and are only dispersed once all documentation is in order.

Can I buy beach front property?

You can, under certain conditions, but must be available to foreign investors and would need to be ground plus two if beach front property.
